Can someone help me figure out VA home loans? I am at Square One in the whole home-buying arena so I have no knowledge. I am stationed overseas with 15 months left before I go back to the states. I want to buy a 2 bed-room in Austin Texas (average home $190,000). I am active duty Army and can use the VA home loan. My credit is poor , but I have little debt besides student loans (I paid off my old credit debt). I know this is kind of vague but can someone give me a good place to start doing research and places that give good tips for first-time home buyers?
Do you know anything about VA home loans? Seven years ago, a family member bought a condo with a VA home loan. The mortgage company sold the account to Fleet who stopped sending bills or coupons for payments. Essentially, they screwed my family member and after two late payments (it took 18 days to process because there was no payment coupon included) they started foreclosure procedures. Really bad company to do business with. She had no choice but to file bankruptcy. They forclosed on her in less then two months and the condo sat vacant for over a year and a half. No one helped her and the mortgage company even hung up on me when I called them. Can she qualify for a VA home loan again?
VA Home loans, are they a pain in the rear? I qualify for a VA loan, and it sounds like a good deal, but I am hearing it takes forever to close, and they won't ok a home that needs even slight repairs. Has anyone had experience with this? How long does it really take you from contract to closing?
Va home loans and ok credit? We are looking to buy our first home and he is active duty. We are trying to go the route of doing a va loan, but seem to be coming up short in the credit score dept. Does anyone know of any lenders who will work with you on this?
Can someone who is approved for a VA home loan, get the house for her son to live in? My mother in law qualifies for the VA home loan, through her late husband who was in Vietnam and died from something he contracted from the war. Agent orange? I think? I'm not sure. Anyway. She wants to use this VA loan to get me and my husband a house. Can she do this if she isn't planning on living there? Also, is the VA home loan based on her income?
VA home loans. Help very confused? My husband seperated for the military in 07. This is the first time we are buying a home. We found one we really wanted. And I called the bank to schdule a date to see if we are approved. We have great credit. And she said that that bank only does State VA loans and we should call the county and see which one we qualify for. I don't know the county number. Where can i find that? Also what is the difference between state and Federal VA loans. And does anyone know the interest percent on VA loans. Someone told me that regular loans are better and save you money in the long run. Is this true? Also I heard that with a VA loan you don't have to put any money down but you have to pay some sort of Fee. I really want this house and I don't know how to find all this info. And i want to make sure i am chosing the right type of loan. Any one please help. Any Info on va loans would be awesome. Thanks
Do VA home loans provide some leverage? I currently rent an apartment for $930 a month and I'm tired of just giving my money away. I want to buy a home. Unfortunately, my credit is a bit damaged and I am pretty sure a lending company may look at me with some doubt. However, I just checked with the VA office and they sent me a Certificate of Eligibility showing that I do qualify for a VA home loan. My question is, does having this type of backing help ease the minds of potential lenders, or is the VA loan a completely different entity? I should also note that I've priced many townhomes and condo's that would be a significantly lower monthly payment. Thanks.
Does the VA give home loans without having a job? I want to get a house before I get out so I don't have to rent an apartment, but I can't get approved for a regular home loan because the banks can tell I'm getting out, and I can't get a job until I get to my new location. I don't want to get stuck in a 6-month rental contract over this crap.
When can I apply for VA Home Loan? I got out of the military 4 months ago (honorable discharge), but Im a few years from buying my first house, but I know that I need a certificate of eligibility for the VA loan. Should this be only done when Im ready to buy a home? Or can I apply for eligibility even though Im about 5-6 years away from being able to buy a home? How long does the certificate last?
what is the best way to use my VA home loan certificate? My husband is a veteran of the US ARMY. He is just ended his caree with the armed forces after 10 yrs so that we can have a family. We have a question about our VA home loan certificate. Does anyone in the realestate market know the best way to use this certificate. It is for what I believe $36.000 "not to exceed 144.000" what does that mean? Anyone familiar with VA home loans? I am a seller & have someone wanting to buy my house. They are going thru the VA for financing. I understand their rules are a little different from conventional loans. I really want to see this couple get my house but I can find very little info on requirements & such. Has anyone had any experience with this type of loan. Particularly the inspection & appraisal requirements. Thanks
Looking for qualified representative concerning VA home loans in S.FL? any ideas to find qualified person?? It seems that my spouse (100% service-connected disabled veteran) and I can not find the answers we need to acquire VA home loan. We have been told credit issues may play havoc. We have been told VA home loans are guaranteed through the VA system/government; so what is the deal in obtaining a loan? We have been told by many, that my spouse qualifies. We do not want something outrageous; just a comfortable home near the local VAMC. We understand that no matter how your credit is; every vet gets the same rate. We are under contract with someone who claims to be an expert on VA home loans but has told us that we have to repair the credit issue. If we had the money, we would not have issues with credit. The credit issue was developed by a medical situation and can be proven. I do know there are creative mortgage officers/brokers that can make this work; where is a qualified person that can get that can assist us? Yes, I know if I didn't need money, there would be plenty. thank you to all those that are assisting... it is greatly appreciated.
Where is the best bank to get a VA home loan?? My wife and I are planning on buying our first house and we were wondering if anybody has any suggestions on the best bank to go through using a VA loan. Our credit isnt bad but it isnt great either. What are my chances of VA Home Loan approval? Single-income family, 55k/year income, ZERO debt, but 589 Credit Score. We breezed through pre-qualification, and we have submitted all preliminary paperwork along with copies of pay stubs, bank statements, etc. Once we submitted our paperwork, they actually qualified us for about 20K more than our initial pre-qualification. Our contact at the mortgage company said that everything looks good and is going ahead of schedule. We are at the stage of having the VA Appraisal completed, and were told by the appraiser that everything looks good there too. Since we have gotten this far, can I relax somewhat about the approval? I know it's not over till it's over, but we are in a holding pattern for another week or so while the appraiser prepares his report, and I want someone to tell me if it's ok to stop worrying! The appraisal was completed Friday, and the appraiser himself told the agent there it all looked great. The house is only 3 years old. The structural and pest inspections were done on Thursday, with no major problems.
How does the VA Home Loan work? So all you basically get is a 0 down to start? Do you get a lower interest rate? I don't get the part that 25% of the loan is covered?
